Thank you for all of the feedback from my previous message regarding The Fairways at Edgewood proposed development. I would like to further clarify a few points.To summarize, the building of 249 total housing units are proposed on what are currently nine holes of Edgewood Country Club's 27 hole golf course. An 18 hole golf course and the amenities of the very recently renovated Country Club will remain.Twenty four of these 249 units would be considered “affordable housing,” thus fulfilling part of our obligation to the State, in the same way that some units in the Pine Lake Terrace and Cherrywood complexes off Poplar Road also currently do. Click here for the NJ Affordable Housing Income Guidelines.The remaining 225 housing units would be 193 three bedroom townhomes and 32 two and three bedroom quadplex units with an anticipated market value, according to the applicant, of $800,000 - $1,000,000.Please remember that this is an application for a Major Site Plan and Subdivision and requires Joint Planning Board approval. To date, no part of this application has been approved by the Township. The Fairways at Edgewood application and plans were received by our offices on September 21, 2018 and were given to the Board Engineer for review. After the Engineer's completeness review, as is due process with all such applications, the matter was placed on the next regularly scheduled Joint Planning Board meeting agenda. Application hearings are required by State law to be announced via certified mailing to property owners within 200 feet of the subject property and published in the local newspaper no later than 10 days before the hearing date. However, it is my intent to keep all Township residents updated as the process continues.As part of the hearing procedure, the public will be given the opportunity to ask questions and comment. The Board will need to consider the testimony of the applicant as well as other professionals including our Township Engineer, Township Planner, Board Attorney and the public before making any decisions. The hearings for this type of application may take months or even years. The plans and application are available for your inspection at Town Hall between the hours of 9:00 am - 4:30 pm Monday through Friday, aside from holidays.If you have further concerns and questions about this application, please come to the upcoming meetings of the Joint Planning Board. Your comments and questions will then become part of the application testimony and public record. The Fairways at Edgewood, LLC is scheduled to begin their application hearing at the next meeting, which is Thursday, December 20 at 7:30 pm at River Vale Town Hall at 406 Rivervale Road. The January meeting date and the remainder of the 2019 meeting schedule will be approved at the December meeting.As the application process continues, the Township will continue to send updates via email blast, website www.rivervalenj.org and our official Facebook page Township of River Vale, New Jersey as needed.Thank you and Happy Holidays!
